What Del Rio Ranch's governing documents say
Del Rio Ranch is a single-family home HOA in Avondale, AZ — you own your lot and detached house, and the association maintains common areas and enforces rules to protect property values. This document is the full rulebook for owners, occupants, and their guests.
- What you own & maintain: You own your lot and the single-family detached residence on it. The association maintains the Common Areas, landscaping in public rights-of-way, and some neighborhood-specific areas (if neighborhood assessments are imposed).
- Residential use & home businesses: Lots may only be used for single-family residential purposes. Home businesses are allowed but must comply with municipal ordinances for home occupations in residential zones.
- Building type & size: Only one detached single-family residence per lot, max 2 stories, with a private 1- to 5-car garage. No prefabricated structures visible from neighboring property without architectural committee approval. Temporary structures (e.g., construction trailers) are allowed for Declarant/builders.
- Architectural review: Any exterior improvement, alteration, or change (including color, grading, landscaping, fences, solar panels, antennas) requires prior written approval from the Architectural Committee. The committee has 60 days to respond; if no response, approval is deemed given.
- Parking & vehicles: Parking is prohibited in front yards except on driveways. Street parking is limited: guests max 72 hours per 7 days; oversized vehicles (over 250" long, 84" tall/wide) are banned unless parked out of sight. No inoperable, commercial, or visibly unsightly vehicles. Garages must be used for parking/storage, not as living space.
- Leasing & rentals: All leases must be in writing, for the entire residence and lot, with a minimum term of 180 days. A copy of the lease and owner's address must be provided to the association within 10 days of execution. Owner remains jointly responsible for assessments and rule compliance.
- Pets: Common household pets (dogs, cats, etc.) are allowed, types and breeds subject to board approval, in reasonable numbers as determined by the Architectural Committee. No commercial breeding, and pets must be kept within fenced yards or on leashes. Structures for pets must not be visible from neighboring property.
- Signs: No signs visible from neighboring property without committee approval, except: one temporary "for sale" sign per lot (max 30"x24"), political signs (max 24"x24", displayed 45 days before to 7 days after election), and Declarant's signs. All signs must be professionally fabricated.
