Coldwater Springs is a single-family home HOA in Tolleson, AZ. These architectural and landscape rules apply to all lot owners and residents. All exterior changes require prior written approval from the Architectural Committee.
- Architectural review & approval: Any exterior modification (including paint, landscaping, fences, sheds, pools) must be submitted to the Architectural Committee. The committee has 30 days to respond; construction must start within 60 days of approval and finish within 3 months (pool construction excepted).
- Landscaping requirements: Front yards must be landscaped within 60 days of closing. Minimum one 15-gallon tree and specific plant counts per square footage. Turf or xeriscape themes required; decomposed granite must be from an approved color list. Artificial turf requires approval. Backyard structures taller than the fence need approval.
- Vehicles & parking: All motor vehicles must park on driveway or in garage – no parking on curbs, sidewalks, grass, or granite. Recreational vehicles, boats, trailers, and inoperable or unregistered vehicles must be stored in an enclosed garage. Vehicle repairs must be done inside the garage.
- Signs & flags: For-sale signs allowed (max 18x24 inches), one per lot, in front yard only. Garage sale signs must be displayed only on sale day and removed immediately. American flag and certain military flags allowed with restrictions on pole height and lighting. Seasonal decorative flags must be removed 30 days after the holiday.
- Fences, sheds, & structures: New fences, walls, gates, storage sheds (max 8 ft height), ramadas, gazebos (max 10 ft height), pools, and spas require prior approval. Materials and colors must match the dwelling. Permanent basketball goals must be in rear yard, not visible from street, and at least 5 ft from property lines.
- Sanitation & storage: Trash must be kept in covered containers stored out of sight except on collection days. No accumulation of rubbish. Oil drip mats may be used on driveway for no more than 90 days while repairing a leak.
