What Legend Trail's governing documents say
Legend Trail is a master-planned golf community in the Sonoran Desert near Scottsdale, Arizona. These Design Guidelines are the detailed rules for landscaping, exterior modifications, and architectural changes that homeowners must follow. They are not the full CC&Rs; they supplement the community's governing documents and are enforced by a Design Review Committee.
- Landscape requirements: At least 50% of front and rear yard landscape areas must be covered by shrubs, groundcover, cacti, or ornamental grasses at mature size. Plant materials must include species from at least three of four size groups (groundcovers 35%, small plants 15%, medium 10%, large 35%, cacti 5%). At least 50% of plants must be 5- or 15-gallon size. All plants must be from the Approved Plant List; prohibited plants include palms over 6 ft tall, pines, junipers, olives, common Bermuda grass, and oleanders.
- Hardscape and materials: All non-turf landscaped areas must use natural desert-colored decomposed granite ('Madison Gold', 1/4 to 3/8 inch minus) at least 2 inches thick. River rock is prohibited; rip-rap must be gold granite 1–4 inches. Boulders must be surface-select granite and at least 1/2 ton. Plastic lining under granite is banned, and no borders (steel, concrete, brick, wood) are allowed to separate rock types or colors.
- Irrigation and water use: An automatic irrigation controller is required; hand watering is only permitted for equipment malfunctions. Drip irrigation or low-flow bubblers are required for all shrubs and trees. Trees must have at least two emitters at the drip line and be separately valved. Irrigation devices visible from the street must be painted to match the house. No irrigation beyond property lines.
- Architectural review and approvals: Any change, addition, or improvement to a lot or exterior of the residence—including landscaping, swimming pools, patio covers, sheds, sunscreens, lighting, painting, and antennas—requires prior approval from the Design Review Committee via a submitted application and fee. Plans must be submitted within 45 days of certificate of occupancy for new homes, and landscaping must be installed within 90 days.
- Exterior restrictions and prohibited items: Free-standing flagpoles are not allowed; only wall-mounted brackets. Basketball goals and play structures visible from neighboring property are prohibited. Non-living ornaments (driftwood, animal skulls, wagons, etc.) are not permitted in front yards. Statues, sculptures, and artifacts are banned in front and street-side yards. Upholstered indoor furniture is not allowed outdoors in front yards.
- Lighting rules: All exterior lighting must be low-voltage, shielded, and directed to avoid glare. Light fixtures must not exceed 12 ft in height. Up lights must be aimed within 10 degrees of vertical and only illuminate large trees or specimen cacti. Down lights must be shielded, aimed within 10 degrees vertical, and have no visible light source. Colored bulbs or lenses are prohibited. Lighting must be controlled by a timer or photocell.
- Paint and color restrictions: Exterior paint colors must have a light reflecting value (LRV) no greater than 40%. Colors must not exceed a Munsell value of 6 and chroma of 6. Reflective building materials are prohibited. Paint colors must be submitted to the Committee for approval.
- Trash and holiday decorations: Trash and recycle containers may be placed out no earlier than 6:00 PM the night before collection and must be removed by 8:00 PM on collection day. Holiday decorations are allowed only from two weeks before the holiday to one week after; Christmas decorations may be displayed from Thanksgiving to January 7.
