San Palmas is a 240-unit condominium in Scottsdale, Arizona. You own your individual unit's interior; the association maintains the building structure and common elements, funded by per-unit assessments based on square footage. First-floor and second-floor units each maintain allocated patios and balconies respectively.
- What you own & maintain: You own your unit's interior—all finished surfaces of walls, floors, and ceilings, plus everything inside. First-floor units maintain their adjoining patios; second-floor units maintain adjoining balconies (interior surfaces and walls). The association maintains the building exterior, roof, and all other common elements.
- Leasing restrictions: You must lease your entire unit only (not partial), in writing. The lease must state it is subject to all condominium documents, and lease violations are defaults. During the lease term, the lessee (not owner) has the right to use common elements.
- Pets: Maximum two domestic pets (dogs, cats, or household birds) per unit. Dogs must be leashed and directly controlled at all times outside units; they cannot relieve themselves on common elements. The board may adopt rules limiting pet height and weight.
- Parking & vehicles: No more than two vehicles per unit allowed on the property. Trucks (except standard pickup/van), RVs, boats, trailers, and recreational equipment are prohibited. All vehicles must be licensed; parking is limited to designated spaces or garages.
- Alterations & improvements: Nonstructural interior changes need no approval, but you are liable for damage to other units or common elements. Structural changes and any exterior-visible alterations require prior board approval (structural work needs architect certification). Common-element changes always require board approval.

A home business is permitted if it is not detectable by sight, sound, or smell from outside; complies with zoning; involves no client visits or door-to-door solicitation; and remains consistent with residential character. Leasing your unit is not considered a business.
- Declarant's special rights: During the initial control period (ending at the earlier of 90 days after 75% of units are sold or 4 years from when sales cease), the declarant controls board appointments. If the declarant continues to own any unit after that, any board-approval action also requires the declarant's written consent.
