Bella Villagio is a single-family home subdivision in Casa Grande, AZ. This Declaration of Covenants, Conditions and Restrictions (CC&Rs) establishes the homeowners association (HOA) and sets rules for all homeowners. The HOA operates and maintains common areas, enforces architectural standards, and levies assessments.
- Residential use: All lots must be used only for single-family residential purposes. Home businesses are permitted as long as they comply with applicable municipal ordinances for home businesses in residential districts.
- Architectural review: Any exterior improvement, addition, alteration, or change (including landscaping, paint, and structures) requires prior written approval from the Architectural Committee. The committee must respond within 60 days of receiving a complete application; failure to respond constitutes approval.

- Assessments: Annual assessments are set by the Board and automatically increase each year by the greater of 10% of the prior year's maximum or the CPI increase. A special assessment requires approval by two-thirds of voting members. No annual assessment increase may exceed 20% year-over-year without majority approval. Upon first purchase, the buyer must pay a transfer fee set by the Board plus an amount equal to two months of the annual assessment into a reserve fund.
- Party walls: Walls on lot boundaries are shared party walls. Repair costs are shared equally between adjoining owners, unless damage is caused by one owner (who then bears full cost).
