This document is the Architectural Committee Guidelines for Crescent Village Homeowners Association in Chandler, AZ — a single-family HOA. It supplements the CC&Rs and governs exterior changes to lots. Residents must submit plans for most alterations and follow specific rules for common improvements.
- Architectural review process: Any structural or landscape change requires prior approval. Submit a completed application, plot plan, elevation plans, and material/color specs to the management office. The committee has 45 days to approve or disapprove. Construction must start within 90 days of approval and finish within 6 months. Appeals must be in writing within 30 days.
- Basketball goals: Backboards must be clear or white; pole must be black or match house body color. Attach the goal to pole only (not the house), and pole must not protrude over the block fence. Neighbors backing the goal are notified and have 30 days to object in writing — if objected, the request is disapproved.
- Children's play structures: Must be submitted for approval. No structure may extend more than 2 feet above the existing block fence or be placed closer than 5 feet to any fence. Measure distance from ground to fence top and include with plans.
- Clotheslines & outdoor drying: No clothesline or other outside drying facilities are permitted (per the CC&Rs).
- Fences, walls & gates: New fences/walls or additions require approval. Stucco and paint must match existing dwelling. Double gates are not allowed. Any modification protruding over the existing block fence must be submitted.
- Paint colors & granite: Any change in paint color needs prior approval. Granite must be earth-tone colors; lava rock, white rock, and painted rocks are prohibited. Gutters/downspouts require approval and must match dwelling color.
- Signs & flags: Only a name/address sign up to 9"x30" is allowed. One temporary sign up to 5 sq ft for sale/rent. Flagpoles must be house-mounted (not in ground) and only display U.S. or Arizona flags of reasonable size; remove when flag not displayed.
- Solar panels & satellite dishes: Solar panels must be integrated into roof design, not break ridgeline, and not visible from public view. Satellite dishes (regulated receivers) have a preferred location hierarchy starting with back yard screening; unregulated receivers require written committee approval.
