Golden Hills Fairway Plat 7 is a 1978 condominium community in Phoenix, AZ, with 18 units. You own your unit and an undivided 1/18 interest in the common elements. The association manages common areas and enforces rules through the Fairway VII Association.
- Age restriction (no permanent residents under 18): No person under 18 may permanently reside in any unit. 'Permanent residence' means more than 30 days, unless the board grants an extension for special circumstances.
- Right of first refusal: Before selling a unit, the owner must notify the association of the offer. The association has 15 days to match the offer and purchase the unit. If it declines, the owner may sell within 90 days on the same terms.
