Focus Corporate Plaza is a commercial office condominium in Chandler, AZ — you own your individual office unit and share ownership of the building's common elements. This document is the full rulebook for unit owners, tenants, and the association, governing use, maintenance, and assessments.
- What you own & maintain: You own the interior finished surfaces of your unit (walls, floor, ceiling) and any fixtures serving only your unit. The association maintains all common elements (lobbies, corridors, mechanical rooms, roof, parking areas, etc.) and limited common elements like HVAC serving only your unit. You must maintain your unit per the board's maintenance standard.
- Use restrictions: Units must be used exclusively for office purposes consistent with zoning. No restaurant, food/beverage sales, or food preparation for sale is allowed unless the board de minimus permits. No nuisances, offensive activity, or loud noises. Signs on the exterior require board approval unless they comply with attached sign criteria.
- Leasing & rentals: Leases must be in writing and subject to all condominium documents. The unit owner must provide the tenant's name and address to the association and remains responsible for the tenant's compliance. Lease terms are not otherwise restricted by the declaration (no minimum term).
- Parking & vehicles: Parking spaces are common elements. Certain spaces are reserved and allocated to units; others are unassigned and available on a first-come basis. No inoperable vehicles, repairs (except emergency), or parking outside designated spaces. The board can tow violators.
- Assessments: Common expense assessments are based on each unit's square footage (common expense liability). The board adopts an annual budget and can increase assessments mid-year if needed. Special assessments may also be levied. Assessments for units not yet substantially completed are 25% of the normal rate.
- Voting & governance: Each unit owner is a member; votes are allocated by unit size: 1 vote for ≤2,500 sq ft, 2 votes for 2,501-5,000 sq ft, 3 votes for >5,000 sq ft. Owners can assign voting rights to tenants. During the period of declarant control, the developer appoints the board. After, owners elect at least three board members who must be unit owners.
