Silverton Ranch is a standard single-family home HOA community in Chandler, AZ. All lots are for single-family residential use only. Owners must pay annual assessments and follow rules on architecture, vehicles, pets, and common area use.
- Single-family residential use: Lots may only be used for single-family residential purposes. No business or non-residential use is allowed, except that owners may lease their homes to a single family.
- Architectural review: Any exterior alteration, improvement, or construction (including color, materials, fences, landscaping) requires prior written approval from the Architectural Committee. The committee must approve or deny within 30 days of submission, or it is deemed approved.
- Assessments & fees: Annual assessments are capped at $350 per lot until Dec 31, 1995, with automatic annual increases starting Jan 1, 1996 (greater of 5% or CPI change). Special assessments for capital improvements require 2/3 vote of members. Assessments are a personal obligation and a lien on the lot if unpaid.
- Parking & vehicles: On-street parking is discouraged. Vehicles must be parked in garages, carports, driveways, or designated areas. No vehicles over 1 ton, mobile homes, trailers, boats, or recreational vehicles over 7 ft tall or 18 ft long may be visible from neighboring property (except for basic transportation use). Inoperable vehicles must not be visible.
- Pets & animals: Only a reasonable number of common household pets are allowed, kept as domestic pets only. No commercial breeding. Animal enclosures must not be visible from neighboring property. Unreasonable noise or nuisance is prohibited.
- Signs: Only one sign per lot is allowed: a name/address sign no larger than 9" x 30", or a temporary 'for sale' or 'for rent' sign up to 5 sq ft. Builder signs are allowed during construction.
- Leasing & rentals: Leasing is permitted, subject to all declaration provisions. No minimum lease term is specified in this document.
