What Edelbrock-Chandler's governing documents say
Edelbrock-Chandler Phase I is a commercial/industrial business park in Chandler, AZ. This document is a partial amendment to the community's governing declaration — it changes specific rules about parking, maintenance, assessments, voting, and amendment procedures, but it is not the full set of covenants and restrictions. It binds lot owners in this business park.
- Parking & vehicles: Parking areas on individual lots are shared on a first-come, first-used basis except that each owner may designate up to six reserved spaces on their lot (fronting the street) and up to six exclusive spaces in the rear parking area shown on Exhibit C. The board may also reserve other spaces for specific owners or occupants.
- Maintenance responsibilities: The association now maintains, repairs, and replaces water lines serving the lots (up to the water meter) and sewer lines outside the building lines, except those maintained by a public utility. Owners maintain water lines from the meter into the building.
- Assessments & fees: Annual and special assessments are allocated to each lot based on the ratio of the gross square footage of the building on that lot to the total gross square footage of all buildings on all lots.
- Voting rights: Votes are allocated to lots based on the same square-footage ratio as assessments. Each lot's votes equal that percentage times ten (until additional lots are added). A 'majority' refers to the voting power calculated this way.
- Amendment rules: The declaration may be amended with the written consent of owners holding 67% of total voting power (reduced from the original 75%).
- What this document doesn't cover: This is only a partial amendment — it does not contain the full set of covenants, restrictions, or rules for the business park. For complete information, you must review the original Declaration and prior amendments.
