North Delaware Condominiums is a condominium community in Phoenix, AZ, designed for commercial, retail, light industrial, warehouse, research and development, back office, or flex office use. Residential use is prohibited. You own your unit and share ownership of common elements with other unit owners, and the association maintains most common areas and structures. The condominium is part of the Arizona Corporate Park North master association, which imposes additional assessments and rules.
- Permitted uses: Units may be used for retail, light industrial, assembly, warehouse, research and development, back office, or flex office. Residential use is specifically prohibited, along with a long list of other uses including funeral homes, adult entertainment, auto repair shops, pawn shops, and recycling facilities.

No storage, vehicle repair, or inoperable vehicles are permitted on the property. The association may tow violators at the owner's expense.

- Assessments: Annual common expense assessments are levied per unit based on square footage. Special assessments over 25% of the annual budget require a majority vote of unit owners. Delinquent assessments incur 15% annual interest and a 3% late fee, and are secured by an assessment lien on the unit.
- Maintenance responsibilities: The association maintains all common elements, including building exteriors, parking areas, landscaping, and structural elements of limited common elements. Unit owners maintain their units, interior signage, doors, windows, HVAC, water heaters, and other limited common elements allocated to their unit.
