- What you own & maintain: You own and maintain your individual lot and living unit, including the home's exterior and landscaping. The Association maintains common areas (private roadways, guard house, access gates, clubhouse, swimming pool, lakes) and front yard landscaping.
- Single-family residential use only: Each lot must be used exclusively for single-family residence (one or more related people, or up to three unrelated people sharing a household). Home-based businesses are allowed only if not visible from outside, zoning-compliant, involving no public traffic or routine employees, and consistent with residential character.
- Rental policy: Only entire living units may be rented. Leases must be in writing and require tenants to comply with all CC&Rs and Project Documents; breach of community rules constitutes a lease default. No transient, hotel, or short-term rental purposes are permitted.
- Vehicles & parking: Prohibited: mobile homes, RVs, trailers, boats, jet skis, trucks over 3/4 ton, and commercial vehicles visible from neighbors. All allowed vehicles must be garaged; additional vehicles may park on paved (not bricked) driveway portions or designated Tract A areas only.
- Pets: A reasonable number of dogs, cats, and common household pets are allowed, but not for commercial purposes. Pets must be kept indoors or within fenced yards, and owners are responsible for cleanup and any damage. The Board determines what constitutes reasonable in number and type.
- Architectural review required: The Architectural Committee must approve all exterior improvements before construction, including landscaping, fencing, colors, materials, HVAC and solar installations, storage structures, signs, and external window treatments.
- Assessments & HOA fees: Annual per-lot assessments fund common area maintenance, insurance, and services. Special and enforcement assessments may also be levied. Non-payment creates a lien on your property.
- Common amenities & security gates: Amenities include a guard house, access gates, clubhouse, swimming pool, and lakes.
