What Ashcreek Estates's governing documents say
This is a First Amendment to the Declaration of Covenants, Conditions, Restrictions, Reservations and Easements for Ashcreek Estates Homeowner's Association, a single-family home HOA in Queen Creek, AZ. It modifies only two specific sections of the original Declaration: architectural control and setback/minimum width requirements. The full set of HOA rules is found in the original Declaration, which is not included here.
- Architectural guidelines: Most lots are limited to single-story homes; two-story homes are allowed only on specified lots (e.g., 43-53, 58, 59, 62, etc.). The Design Review Committee may set maximum roof heights and approve minor variances.
- Setback and minimum width: All building setbacks must comply with local zoning. Dwelling units must be at least 75 feet wide, except on cul-de-sac lots (with committee approval). The Design Review Committee can allow minor variances and set special requirements for irregular or curved lots.
- What this document doesn't cover: This is a partial amendment only. It does not cover the original Declaration's other provisions on assessments, maintenance responsibilities, leasing restrictions, pets, parking, or other common HOA rules.
