Suggs Corona Village is a single-family home subdivision in Chandler, AZ. This 1981 Declaration of Restrictions sets rules that apply to all homeowners in Unit One. It covers minimum house size, building setbacks, fence heights, architectural approval, and bans livestock, abandoned vehicles, and nuisances.
- Residential use only: All lots are for residential use only. No mining or drilling operations are permitted.
- Building standards & setbacks: Each house must be at least 900 square feet (excluding garage, porches, patios) and no more than one story. Setbacks: front 20–34 ft, rear at least 10 ft, sides at least 7 ft (more on corner lots). No building over a utility easement.
- Architectural review: A committee (initially Jim Egnew and Jay Retzer) must approve building plans, location, and materials in writing before construction. If no action within 30 days, approval is waived as long as all other restrictions are met.
- Fences & hedges: Front fences up to 24 inches high allowed beyond the front building line. Side/rear fences up to 6 feet high. Hedges over 3 feet tall cannot be within 20 feet of the front lot line.
- Livestock & pets: No livestock or fowl may be kept on any lot. (Domestic pets not mentioned.)
- Vehicles & storage: No abandoned or inoperable vehicles may be stored on any lot or private street if visible from other lots or streets.
- Nuisances: No noxious or offensive activity, and nothing that may become an annoyance or nuisance to the neighborhood.
