Sun Village is a condominium community for residents 55 and older in Citrus Park, AZ. These rules are adopted by the Condominium Board and supplement the master Sun Village Community Association CC&Rs. They apply to all unit owners, tenants, and guests.
- Age restriction (55+): At least one resident per unit must be 55 or older; no one under 40 may permanently occupy a unit. Exceptions require Board approval. Guests under 18 must be accompanied by a permanent resident in common areas.
- Leases & rentals: Leases must be for at least 90 days; subleases and multiple-party leases are prohibited. The owner must provide tenant names, lease term, vehicle info, and a government photo ID showing at least one tenant is 55+.
- Pets: Maximum of two pets per unit. Pets must be leashed (max 10 ft) on common property, and owners must immediately clean up droppings. No pet housing structures allowed; feeding stray animals is prohibited except hummingbirds.
- Parking & vehicles: Each unit has one assigned parking space; up to two vehicles and one golf cart may be registered. Over-sized vehicles cannot park in numbered spaces. RVs with expandable sides may not have them open while parked on village streets. No vehicle repair on property.
- Guests: A resident over 55 must be present when guests visit. Guests may stay no more than 30 consecutive days nor exceed 60 days per year. Guests may not invite other guests.
- Exterior appearance & maintenance: Owners are responsible for patios, doors, windows, screens, and heat pumps. Interior window treatments must be white (natural wood allowed with approval). No clotheslines, no misting systems, holiday decorations have specific dates. Grills allowed on patios away from flammables.
- Insurance: The Association insures only the building exterior and common areas. Unit owners must obtain an HO-6 homeowners policy for interior and personal property.
