Sonoran Ridge Estates is a standard single-family home HOA subdivision in Citrus Park, AZ — you own your lot and house, and the association maintains common areas (entranceways, roadways, drainage). The CC&Rs bind all owners and occupants.
- Property type & size: Each lot must have exactly one single-family detached residence, minimum 2,000 livable square feet (excludes garage, patios, etc.), and maximum building height 25 feet. Modular or manufactured housing is prohibited.
- Leasing & rentals: Leases must be in writing, for at least 30 days, and cannot be for less than the entire lot. Leases must specifically state they are subject to the governing documents.
- Pets: No more than 2 adult dogs and 2 adult cats per residence. Animals must be fenced or leashed and not trespass on other lots.

- Architectural review: All exterior changes (buildings, walls, fences, signs, outside lighting, landscaping) require prior written approval from the Architectural Control Committee or Board. Plans must be submitted; if not approved/disapproved within 30 days, approval is deemed given. Fences are not allowed; walls must be masonry, max 6 feet (front walls max 3 feet).
- Assessments: Initial annual assessment per lot: $400. Assessments are uniform per lot. Unpaid assessments accrue 12% interest and become a lien on the lot. The Association can foreclose.
- Business & nuisance: Home businesses are allowed only if not detectable from outside (sight, sound, smell), consistent with residential character, and not a nuisance. No dumping, non-operating vehicles, weeds, or offensive activities.
