Hidden Valley Ranch is a planned area development (PAD) in Prescott, AZ — you own a residential lot and the association manages private roads, common areas, and enforces architectural and land-use rules. This declaration of restrictive covenants applies to lot owners in all phases of the development.
- Property type & ownership: Each lot is individually owned; the association owns and maintains private roadways and common areas. Lots are for single-family residential use only.
- Architectural review: All exterior construction, alterations, fencing, landscaping, and color changes must be approved in writing by the Architectural Control Committee (ACC) before work begins. Plans must be submitted at least 30 days prior; the ACC has 30 days to respond or approval is deemed given.
- Building standards: Minimum living area: 1,100 sq ft for single-level, 900 sq ft main level for two-story, 1,200 sq ft total for split-level. Height limited to 2 stories / 30 ft on the side facing a roadway. Setbacks: 25 ft from public street, 10 ft side, 15 ft rear (patio homes have no yard requirements). Construction must be completed within 5 months.
- Landscaping & environment: A landscaping plan must be approved before occupancy and substantially completed within 9 months. Native trees and shrubs must be preserved; removal requires prior approval. Trees infested with IPS beetles must be removed by the owner within 5 days of notice.
- Parking & vehicles: Each dwelling must have an attached carport or garage plus two additional paved off-street parking spaces. No commercial vehicles, boats, RVs, or trailers may remain on the property unless parked inside a closed garage or stored in a designated common area. Vehicle repair only inside a garage.
- Pets & animals: Dogs, cats, and other household pets are allowed on the owner's lot subject to rules adopted by the Board. No livestock, poultry, or reptiles may be raised or bred.
- Signs & antennas: No signs or advertising devices without ACC approval, except one 'For Sale' or 'For Rent' sign (removed within 7 days of agreement). Exterior TV antennas, flagpoles, or towers are prohibited without ACC approval; temporary TV antennas allowed only if cable TV is unavailable.
