- Property appearance & architectural review: Exterior repainting must stay in the original color range and requires prior written approval from the Architectural Control Committee (ACC). Any exterior change, addition, or rebuild must be consistent with community design and approved by the ACC before work begins. Requests must be submitted in writing with plans.
- Landscaping & vegetation: Owners must maintain yards free of weeds and prune trees and shrubs; no vegetation may obstruct sidewalks or grow into adjacent lots. A list of invasive species (e.g., Bermuda grass, desert broom, fountain grass) must be removed. Annual leaf cleanup required; burning of brush is prohibited. Landscape rock must be kept evenly distributed and swept from sidewalks.
- Parking & vehicles: Vehicles must be parked on blacktop streets, driveways, or garages; parking on sidewalks is prohibited (city fine $95). No parking on landscaped areas without board permit. Repairing or changing oil in driveways is prohibited. Inoperable vehicles must be removed. RVs and campers may park temporarily for loading/unloading for up to 72 hours, but may not be occupied while parked temporarily.
- Pets & nuisances: Pets (dogs and cats) must be restrained on a leash no longer than 12 feet unless in a fenced yard or house. Owners must pick up excrement from sidewalks, streets, and private property. Barking dogs that disturb the neighborhood may be reported; beekeeping and beehives are prohibited. Excessive noise from any property is not permitted.
- Leasing & rentals: Leased properties are limited to 20% of total homesites (17 properties). Owners must apply for approval; leases must be for an initial term of at least one year. A $25 administrative fee is charged for each new tenancy. Owners must submit tenant information within 15 days of signing and register the lease with the county. Out-of-state owners must designate an Arizona statutory agent.
- Violations & fines: Fines are $10 per violation per day. The process includes a friendly letter or violation letter, and a hearing if requested. Complaints must be in writing and are not anonymous. The Board may impose fines without a hearing if the owner does not timely request one. Fines begin on the date the violation first occurs or after a hearing.
- Trash & garage sales: Owners must use one of two preferred waste haulers (Taylor Waste or Patriot Disposal). Garage/yard sales are limited to two per calendar year per residence, each lasting up to three consecutive days.
