Los Pinos Estates is a single-family home subdivision in Jerome, Arizona, governed by a declaration of covenants and restrictions recorded in 1978. These covenants run with the land and bind all current and future lot owners, covering land use, building standards, and property maintenance.
- Residential use & restrictions: Lots are restricted to single-family residential use only. No business, commercial, or institutional activities (e.g., hospitals, churches, schools) are permitted. A single-family dwelling, a garage for up to three cars, a guest house for non-paying guests, and servant quarters are allowed.
- Minimum dwelling size & height: Any dwelling must have at least 1,000 square feet of heated living area on at least one floor. No structure may exceed two stories or 30 feet in height.
