You own a house and lot subject to comprehensive community standards for maintenance, vehicles, pets, noise, and exterior work, which also bind your tenants and guests. Violations accrue fines starting at $15/day and can result in liens on your property or Stop Work Orders requiring removal of unapproved improvements.
- What you own & maintain: You own your lot and house and must keep them clean, neat, and well-maintained at all times, including lawn mowing at attractive heights, shrub weeding, tree trimming at least twice yearly, clearing driveways of storage, removing seasonal decorations within 30 days, and storing basketball hoops indoors.
- Vehicles & parking: Non-running or damaged vehicles must be in garages or screened from view; running vehicles need current tabs visible from the street. Vehicle repairs must be completed within 48 hours; speed limit is 15 mph; no parking on unpaved areas.
- Pets: No venomous or constricting animals are allowed outside your house; dogs must not bark excessively, especially 9 PM–8 AM. Pets must be leashed and supervised outdoors, and the Board can require removal of any pet deemed a nuisance.
- Trash & debris: All trash must be in buried or screened containers not visible from the street. Garbage and recycle bins can be curbside 24 hours before and after pickup only, with lids attached; no dumping; compost piles OK in backyards if clean and odor-free.
- Noise & quiet hours: Equipment and construction banned 9 PM–8 AM; general quiet hours 10 PM–8 AM. Music and audio must not disturb neighbors; no loud parties.
- Leasing & rentals: Provide the governing documents and written notice to tenants that rules apply; conduct professional screening (credit, criminal background, sex offender registry). Report tenant info to the Association within 20 days, and initiate eviction if a tenant violates repeatedly without complying after 3 notices.
- Exterior improvements & architectural control: Paint colors, decks, sheds, and outside remodeling require written ACC approval before work starts; all additions must be compatible with community standards. Unapproved work may need to be removed or altered at your cost.
- Fines & enforcement: Violations accrue at $15/day; intermittent violations are fined per incident (warning/$25/$50/$150). Unpaid fines become liens after 30 days and can be challenged by requesting a hearing within 14 days; Stop Work Orders for unauthorized work carry $350/week fines.
