What Quailwood Meadows's governing documents say
Quailwood Meadows is a townhome community in Prescott Valley, AZ. Each owner holds fee simple title to a lot with an attached dwelling unit and shares common areas maintained by the Quailwood Meadows Townhouse Community Association. The Declaration of Covenants, Conditions, Restrictions, Reservations and Easements (CC&Rs) governs all lots and binds owners, residents, and occupants. This is the full rulebook for the community.
- Permitted use & occupancy: Lots must be used exclusively for single-family residential purposes. A 'Single Family' is defined as a group of one or more persons related by blood, marriage, or adoption, or up to three unrelated persons maintaining a common household. No commercial activity is allowed except a private office.
- Architectural review: All exterior alterations, landscaping, fencing, and new construction require prior written approval from the Design Review Committee. Initial landscaping conforming to guidelines may not need separate approval. The committee also sets design guidelines and can require low-water-use landscaping.
- Signs: Signs visible from neighboring property are generally prohibited except for: legal-required signs, address numbers (stenciled on curb or affixed), and one 'For Sale' or 'For Lease' sign per residence (max 500 sq in, placed at least 6 feet from street). Other signs require prior approval.
- Animals & pets: Only 'generally recognized house or yard pets' in reasonable numbers are allowed, kept as domestic pets only, not for commercial purposes. No structures for animals visible from neighboring property. The board can decide if a pet is a nuisance or if the number is unreasonable.
- Vehicles & parking: Trucks, trailers, campers, and boats are restricted (details in section 4.1(aa) and (bb) – not fully extracted). Parking rules also apply. Temporary structures and construction trailers are allowed only during development.
- Leasing & tenants: The declaration includes provisions about tenants (section 4.1(dd)), but the extracted text does not specify lease term minimums or restrictions. Owners may lease subject to association rules. Tenants must comply with the declaration.
- Assessments & liens: Annual assessments and special assessments (including capital reserve assessments) are levied per membership. The association has a lien on each lot for unpaid assessments. Collection costs and interest apply to delinquent accounts.
- Maintenance responsibilities: Owners must keep their lot and adjacent public right-of-way areas neatly trimmed and free of weeds and debris. The association maintains common areas and may assume maintenance of certain areas. Damaged buildings must be repaired or demolished promptly.
