Rancho Gabriela is a single-family home homeowners association (HOA) in El Mirage, AZ. These rules supplement the recorded Declaration and bind all owners and residents. They cover property maintenance, parking, pets, and leasing.
- Driveways & paved surfaces: Driveways, sidewalks, and all paved surfaces must be kept clean, oil-free, and stain-free. Weeds and vegetation must be removed from concrete cracks and spacers.
- Garages & carports: Garage doors must remain closed when the garage is not in use. Replacement garage doors must match the original design and be painted the original color. Carports cannot be used for storage.
- Landscaping & lot maintenance: Minimum front yard landscaping: one 24-inch box tree, one 15-gallon tree, and six 5-gallon plants from Exhibit A of the Design Guidelines. Grass must be mowed, watered, and fertilized regularly to prevent browning (natural winter dormancy excepted). Trees and shrubs must be trimmed and not overhang sidewalks or streets below 8 feet. Owners must also maintain landscaping and walls on abutting public rights-of-way or easements; wall paint color must be Sherwin Williams SW 9093 (Nearly Brown) unless approved otherwise.
- Parking & vehicles: Park only on the paved driveway or inside a closed garage; no street parking. Prohibited vehicles visible from streets or neighbors: oversized trucks (Class 5-8), trailers, fifth wheel campers, RVs, boats, jet skis, ATVs. Golf carts are allowed but must not be stored in view. Inoperable vehicles (flat tire, expired registration, etc.) must be parked out of sight in a closed garage.
- Pets: Only a reasonable number of generally recognized house or yard pets are allowed. The Board can determine, upon request, whether a pet is a nuisance based on unreasonable noise, smells, straying, or attraction of insects. Trifles and petty annoyances do not constitute a nuisance.
- Leasing & rentals: No vacation rentals, lodging, or hotel use. Lots may be leased only to a single family for residential use. The owner is responsible for tenant compliance with all rules. Owners who lease must register the property with Maricopa County. Out-of-state owners must designate an Arizona statutory agent to accept legal service.
- Trash & recycling: Trash and recycle containers must be kept out of view (behind a closed gate or in a closed garage) except on collection days.
- Vehicle repairs: No motor vehicle work, repairs, builds, or body work is allowed on any part of the lot, including the garage, backyard, or driveway.
