- Residential use only: All lots and dwellings must be used for single-family residential purposes only. No transient lodging, timeshares, or fractional ownership plans are allowed. Home businesses are permitted only if no customers visit and no exterior signage is visible.
- Architectural review: Any exterior improvements (buildings, fences, landscaping, solar panels, antennas, etc.) require prior written approval from the Design Review Committee or Board. The committee also enforces design guidelines and may adopt rules to minimize visual impact.
- Parking & vehicles: Only vehicles not exceeding 1 ton capacity, 96 inches in height/width, or 250 inches in length may be parked on driveways or streets. No overnight street parking. Boats, RVs, trailers, and non-operating vehicles must be stored in garages or screened from view. Garage doors must be kept closed except during entry/exit or active work.
- Pets: Only reasonable numbers of common house or yard pets are allowed, kept as domestic pets and not for commercial purposes. No structure for animals visible from neighboring property. The Board may determine what constitutes a reasonable number and whether a pet is a nuisance.
- Leasing & rentals: Owners may lease their lots, but the lease must be for at least six months (short-term rentals are prohibited for non-model homes). The owner is jointly and severally responsible for ensuring tenant compliance with all governing documents, and may be fined or have tenant evicted for violations.
- Maintenance obligations: Owners must keep their lot and home in good repair, including landscaping (to be installed within 90–180 days of purchase), and must not let the property fall into disrepair.
