This document is part of the governing rules for Flagstaff Ranch Golf Club, a gated single-family residential community in Flagstaff, AZ. It is a set of Residential Development Standards — architectural and design guidelines that apply to all lots — not the full CC&Rs. The document is most relevant for property owners planning new construction, remodeling, or any exterior changes, as well as prospective buyers who care about home design restrictions.
- Architectural review & approval process: Any new construction, exterior alteration, or addition must be approved by the Design Review Committee (DRC) through a multi-step process: Pre-Design Conference, Preliminary Design Submittal, Final Design Submittal, Pre-Construction Conference, and Final Inspection. The DRC can reject designs at its discretion. All plans must also comply with Coconino County codes.
- Allowed & prohibited architectural styles: Encouraged styles include Craftsman, Bungalow, Traditional Informal European/American Cottages, and Mountain Lodges. Prohibited styles include Greek Revival, Mediterranean, Contemporary/Modern, Victorian, Santa Fe, Tudor, Colonial, and others. Designs must use 'Four-Sided Architecture' — all elevations must receive equal attention.
- Size & massing requirements: Recommended minimum living area is 1,500 sq ft (excluding garage, patios, decks). For residences under 3,500 sq ft, at least two distinct masses must be visible from each elevation; for 3,500+ sq ft, at least three. No single roof plane may exceed 2,000 sq ft. Roof pitch must be between 4:12 and 12:12.
- Exterior materials & colors: Approved materials: wood siding, natural stone (malapais, sandstone, fieldstone), cement-based siding (if fire-rated). Prohibited: simulated/cultured stone, metal siding, fiberglass, plywood, composition asbestos. Exterior colors must be muted earth tones with Light Reflective Value (LRV) between 10 and 40; no primary colors, no white. Stone veneer must be incorporated and wrap entire masses.
- Fencing, walls & retaining walls: Retaining walls not supporting a structure cannot exceed 4 feet in height (higher if approved with terracing). Fencing and walls are addressed in Section 3.8 (not fully excerpted), but all must comply with design review.
- Fire mitigation & outdoor features: Fire pits must be gas/propane only; wood burning prohibited. Portable grills must be gas/propane, lidded, and covered. All exterior fire features must be in the rear yard. Chimneys must have approved spark arrestors. Appendix S (not fully shown) contains fire mitigation requirements.
- Construction regulations: Construction is limited to a defined 'Construction Envelope.' During construction, requirements cover trailers, trash removal, sanitary facilities, dust/noise control, vehicle access, and preservation of native landscape. No firearms, alcohol, or pets allowed on construction site.
- What this document doesn't cover: This is not the full CC&Rs. It does not address pet limits, leasing restrictions, parking for residents, dues/assessments, or use of common amenities (clubhouse, golf course). Those are likely in other governing documents.
