Copper Shadows Condominiums is a small two-unit condominium in Fountain Hills, AZ. You own your unit and share ownership of common elements. The association maintains common areas and carries master insurance. This declaration is the main rulebook for owners.
- What you own & maintain: Each unit owner owns the interior finished surfaces of their unit. The association maintains all common elements, including structural parts of limited common elements like patios and balconies. You are responsible for maintaining your unit and any limited common elements allocated to you.
- Pets: Only unit owners may keep one household pet weighing 20 lbs or less. Lessees and guests are not allowed to have pets. Dogs must be leashed (max 6 ft) when outside the unit, and owners must clean up droppings immediately. No pet structures visible from outside.
- Leasing & rentals: You must lease the entire unit (not just a room). All leases must be in writing, subject to the condominium documents, and you must notify the association of the lease start/end dates and occupant names.
