Galatea Corner Condominiums is a small condominium community in Fountain Hills, AZ with just two units (A and B). You own your unit and share equal ownership of common elements. The declaration sets rules for residential use, pet limits, leasing, parking, and architectural changes, and establishes an association to manage maintenance and finances.
- What you own & maintain: Each unit's interior finishes and interior partitions are yours to maintain. The association maintains all common elements. Limited common elements (e.g., patios, balconies, exterior doors) are allocated per unit and you must maintain them except for structural parts.
- Use restrictions: Units are for single-family residential use only. No commercial activity, outside clotheslines, or mineral exploration. Temporary structures cannot be used as residences.
- Leasing & rentals: You may lease your entire unit (not partial) with a written lease that must comply with the declaration. You must notify the association of lease start/end dates and occupant names. No minimum lease term is specified.
- Pets: Up to two household pets allowed per unit, only by unit owners (not tenants or guests). Dogs must be leashed (max 6 ft) outside the unit, and you must clean up droppings. No pet structures visible from outside the building. The board may further restrict size/number.
