Mirage Resort Casitas Condominiums is a condominium community in Fountain Hills, AZ, originally comprising 16 units (101–108, 201–208) with the option for the developer to add up to 48 more units. You own the interior of your unit and share ownership of common elements; the association maintains common areas and carries insurance. Units are for single-family residential use only, and no business or commercial activity is allowed.
- What you own & maintain: You own the interior surfaces of your unit (walls, floors, ceilings) and any fixtures inside. Patios, balconies, and exterior doors/windows are limited common elements assigned to your unit. The association maintains all common elements; you must maintain your unit and any limited common elements assigned to you.
- Use & occupancy restrictions: All units are limited to single-family residential use. No business, profession, or trade (except personal professional library or home office for personal calls/correspondence). Temporary structures, clotheslines, and mineral exploration are prohibited.
- Pets: Only unit owners may keep pets — lessees and invitees are not allowed to bring pets. You may have one house pet weighing no more than 20 pounds. Pets must be registered with the association, inoculated, and leashed (max 6 feet) when outside. Owners must clean up droppings; no pet structures visible from outside.
- Leasing & rentals: You may lease your entire unit, but not part of it. All leases must be in writing and must include a clause that the lease is subject to the condominium documents. You must notify the association of the lease start/end dates and the names of all occupants within.
- Architectural & exterior changes: Nonstructural changes inside your unit do not need approval, but any visible change (windows, window coverings, outdoor furniture, solar panels, antennas, satellite dishes) or structural change requires prior written approval from the Architectural Committee (and an engineer for structural work). The Fountain Hills Committee of Architecture also has jurisdiction.
- Parking & vehicles: Parking is allowed only in designated spaces. Temporary parking for guests and service vehicles is permitted. No inoperable vehicles, no vehicle repair visible from neighboring property, and no commercial vehicles over 3/4 ton (except with board approval). The association may tow violating vehicles at the owner's expense.
- Assessments: Each unit pays an equal share (1/16th originally, recalculated if phases added) of common expenses. Assessments include regular common expense assessments and special assessments. They are secured by a lien on the unit. The board may also impose monetary penalties for violations.
