East Alamosa Place Condominiums is a two-unit condominium community in Fountain Hills, AZ — you own your individual unit and share ownership of common elements (parking, driveways, landscaping) maintained and insured by the Association. The community is restricted to single-family residential use only.
- What you own & maintain: You own your unit's interior (walls, roof, interior party wall to half its width). You are responsible for maintenance and repair of your own unit and any Limited Common Elements allocated to it (your yard, patio, utility meters serving only your unit). The Association maintains all shared common elements.
- Residential use only: Each unit must be used exclusively for single-family residential occupancy. No gainful occupation, profession, or business is permitted from your unit, though you may keep personal business/professional accounts and correspondence there.
- Architectural review & exterior modifications: The Architectural Committee must approve in advance any solar devices, satellite dishes, antennas, or other equipment that would be visible from neighboring property. Structural additions, alterations, or changes to the exterior color/texture also require written approval from the owner of the adjacent unit. Non-structural interior changes do not require approval.
- Use restrictions & maintenance rules: No utilities may be installed except as originally designed. Trash must be in covered containers; incinerators are prohibited. No motor vehicles may be serviced or repaired visibly from neighboring property, and no inoperable vehicles may be stored visibly. No machinery except standard building/maintenance equipment is permitted. No nuisances, exterior speakers, or skateboards are allowed.
- Assessments & voting: Common Expense Assessments are levied equally against each unit (each unit = 1/2 interest in common expenses). Each unit owner has one vote in the Association, regardless of unit size.
- Insurance requirements: You must maintain fire, casualty, and liability insurance on your unit at full replacement value. The minimum joint liability coverage for both adjoining unit owners is $500,000. You must provide evidence of insurance to the adjacent unit owner.
