What Adora Trails's governing documents say
Adora Trails is a planned community of detached single-family homes in Gilbert, AZ, governed by an HOA (the Adora Trails Community Association). This document is the full Declaration of Covenants, Conditions and Restrictions that runs with the land and binds all owners, residents, and their guests. It covers what you can do with your property, the association's powers, and your financial obligations.
- Residential use restrictions: Lots may only be used for single-family residential purposes. Home businesses are allowed if they comply with local ordinances. No temporary structures, trailers, or tents may be used as residences.
- Leasing & rentals: All leases must be in writing, for an entire lot/residence, and have a minimum term of 180 days. Owners must provide a copy of the lease to the association within 10 days of signing.
- Pets: Only dogs, cats, and other common household pets (as determined by the board) are allowed, in reasonable numbers. No commercial breeding or nuisance animals. Pets must be leashed or in a fenced yard.
- Parking & vehicles: Parking in front yards is allowed only on driveways. Street parking is prohibited except for guest vehicles (max 72 hours per week). Vehicles over 18.5 feet long, 6.25 feet high, or 7 feet wide are restricted and must be parked out of view. No inoperable vehicles or major repairs on lots.
- Architectural review: An Architectural Committee approves all exterior changes, including building size (max 2 stories, detached single-family), fences, landscaping, signs, antennas, and other structures. Design Guidelines supplement this declaration.
- Signs: Signs visible from neighboring property require committee approval, except for one temporary 'for sale' sign (max 30x24 inches), political signs (max 24x24 inches, displayed 45 days before to 7 days after an election), and builder/declarant signs.
- Assessments & fees: Annual assessments cover common area maintenance, insurance, and operations. The annual assessment cannot increase more than 20% over the prior year without member approval. Special assessments require a 2/3 vote. New owners pay a working capital fee equal to 1/4 of the current annual assessment. Transfer fees may also apply.
- Common area & amenities: The association owns and maintains common areas, including a neighborhood clubhouse, park, and lake (declarant reserves right not to build or to change these). Owners have use rights but no guarantee that amenities will be constructed.
