What Riggs Pavilion's governing documents say
Riggs Pavilion is a commercial development in Phoenix, AZ, governed by a Declaration of Covenants, Conditions, Restrictions and Reciprocal Grant of Easements. The rules bind the owners of seven parcels and their tenants. The property is intended for office, retail, and commercial uses only—no residential use is permitted. The association (Pavilion Center Association) manages common areas and enforces the rules.
- Permitted uses & prohibitions: The property must be used exclusively for business offices and commercial activity confined inside buildings. Prohibited uses include residential, hotels, auto sales/repair, amusement centers, hospitals, adult businesses, nightclubs, warehouses, and any use contrary to zoning. Each owner maintains their building's interior, structure, roof, HVAC, exterior glass/doors, and must keep improvements in good repair. If an owner fails to maintain, the Association may do so and charge the owner.
