Mews III is a 19-unit condominium community in Phoenix, AZ — you own your individual unit and share ownership of common elements, which the association maintains and insures. This declaration is the full rulebook for unit owners, occupants, and the association. Living here means following strict rules on pets, parking, leasing, and home businesses.
- What you own & maintain: You own the interior finished surfaces of your unit (walls, floors, ceiling, etc.) and are responsible for maintaining them, plus certain limited common elements like windows, exterior doors, and any fixtures serving only your unit. The association maintains all common elements and limited common elements you're not assigned.
- Maximum occupancy: No more than 4 persons may occupy a unit at any time without written association approval.
- Pets: No more than 2 domestic pets per unit. Permitted pets are household birds, dogs (excluding breeds deemed aggressive like Rottweilers, Pit Bulls, German Shepherds), and cats under 20 pounds. Dogs must be leashed outside the unit, and no pet relief on common elements. The board may adopt additional pet rules.
- Leasing & rentals: Leases must be in writing, for the entire unit, and for a term of at least 7 days. Owners must give tenants copies of governing documents and notify the association of lease start/end dates and occupant names.
- Parking & vehicles: Vehicles must be parked in the assigned garage (limited common element). No overnight street parking, no inoperable vehicles, no trucks, trailers, boats, RVs, or commercial vehicles except in the garage. Vehicle height limit in garage: 6'10". Garage doors must be kept closed, especially overnight.
- Home businesses: No trade or business may be conducted in a unit unless it's not detectable from outside, complies with zoning, doesn't involve customer visits or solicitation, and is consistent with residential character. Leasing a unit is not considered a business.
- Alterations & exterior appearance: Nonstructural interior alterations are allowed without approval, but any change visible from outside (including window coverings, antennas, signs) requires board approval. Structural changes require board and engineer approval. No outside clotheslines or reflective window materials.
- Age restriction: This community does not have an age restriction. All ages are permitted.
