This is a standard single-family home owners association (HOA) for the Copper Bend community in Gilbert, Arizona. All lot owners automatically become members and are bound by these covenants, conditions, and restrictions.
- Architectural review: Any improvement visible from neighboring property (within 100 feet) requires prior written approval from the Architectural Committee. The committee may charge a review fee and require a refundable construction deposit. If no decision is made within 60 days, the application is deemed disapproved. Decisions can be appealed to the Board, whose ruling is final.
- Assessments and fees: Annual assessments are set by the Board and cannot increase more than 20% per year without a 67% vote of members present (with a 10% quorum).
