What Lin-Ray's governing documents say
Lin-Ray is a condominium community in Gilbert, AZ, where all units must be used exclusively as commercial offices or professional offices (e.g., medical, legal, accounting) — residential use is not allowed. As a unit owner, you own your unit's interior and share ownership of the common elements, which the association maintains and insures.
- Use restriction (commercial only): Every unit must be used exclusively as commercial offices or offices for professional services (medical, dental, law, architecture, accounting, real estate, insurance, etc.) as permitted by zoning. No residential use is allowed.
- Animals: No animals, birds, reptiles, or livestock are allowed in units or on common elements, except fish in aquariums and animals kept by a veterinarian in connection with their practice.
- Leasing & rentals: Leases must be in writing, state that they are subject to the declaration and rules, and the owner must provide the association with lease dates, lessee names, and owner contact info at least 10 days before the lease starts. The owner is liable for any violations by lessees or their guests.
- Parking & vehicles: Vehicles may only be parked in assigned parking spaces (limited common elements). Inoperable vehicles, trucks, trailers, campers, boats, and recreational vehicles are prohibited. No vehicle repairs or storage of inoperable vehicles are allowed on the property.
- Architectural review & alterations: Any structural additions, alterations, or improvements to a unit, or any changes visible from the exterior, require prior written approval from the Board of Directors. Nonstructural interior changes do not need approval, except to party walls. The Board may impose conditions including insurance and contractor requirements.
- Signs: No signs are permitted on the exterior of buildings or visible from the exterior without Board approval. The Board may allow identifying signs for unit occupants that comply with town ordinances.
- Assessments & fees: Common expense assessments are levied per unit based on its percentage of undivided interest (square footage). Special assessments require approval of two-thirds of voting unit owners. Enforcement assessments may be levied for violations or collection costs.
