- Leasing & rentals: All commercial leases must be in writing, subject to the Governing Documents, and lessees must comply with them. The Owner must notify the Association of lease dates and occupants. The Association may reject a lessee that would violate the documents. The Owner remains responsible for assessments and violations by the lessee. No residential lease term minimum is stated.
- Insurance requirements: The Association carries general liability and D&O insurance. Each Parcel Owner must obtain an 'all risks' policy and commercial general liability with minimum limits of $1,000,000 per occurrence and $2,000,000 aggregate, naming the Association as an additional insured.
