Santana Square is a commercial retail shopping center in Gilbert, Arizona. This is a supplemental covenant (2017 amendment) governing shared infrastructure and maintenance costs between two commercial property owners. It is not a residential community document and does not apply to homeowners, renters, or individual retail tenants.
- Common area maintenance & costs: An appointed Operator maintains shared parking lots, driveways (~30 feet wide, two lanes), landscaping, lighting, sidewalks, signage, and waste removal. Costs are split 66.77% Developer Parcel / 33.23% At Home Parcel, with an additional 3% administration fee charged by the Operator.
- Parking, drives & landscaping: Parking and drive surfaces must be restriped every 24 months, swept at least three days per week, and cleared of ice/snow after 2+ inch accumulations. Landscaping must be maintained in attractive, thriving condition with a properly maintained irrigation system.
- Utility easements: Property owners grant each other non-exclusive easement rights for utilities (water, electric, drainage). Each owner maintains and pays for its own separate utility line; common utility lines serving both parcels are maintained by the Operator and funded through shared maintenance costs.
- Shopping center signage: Monument identification signs (pylons) must comply with an approved 'Sign Plan.' At Home retains permanent right to top panel positions on signs; other panel spaces may be rented to retail tenants for branded identification.
