What Antrim's Field's governing documents say
Antrim's Field is a single-family home subdivision in Glendale, AZ, governed by a Declaration of Restrictions that applies to all lot owners. These covenants run with the land and cover what you can build, how you can use your property, and what you need approval for before making changes.
- Residential use only: All lots are for residential purposes only. No business, commercial, or institutional activities (stores, offices, churches, hospitals, etc.) are permitted.
- Single-family detached homes: Only one detached single-family dwelling per lot, max two stories, plus a private garage (max one story, up to 4 cars). A garage cannot be converted to living space unless driveway is removed and parking is provided per zoning.
- Minimum living area: Each dwelling must have at least 3,000 square feet of fully enclosed living space, excluding porches, terraces, and garage. Exceptions require written approval from the Architectural Control Committee.
- Architectural review: No building, grading, fence, pool, or other structure can begin until plans (grading, specs, materials, colors) are approved in writing by the Committee. The Committee has broad discretion to reject plans for aesthetic or other reasons. Changes to approved plans also need approval.
- Landscaping & maintenance: Desert/rock/gravel/sand landscaping is prohibited. A landscaping plan must be approved before starting. Front yards must be landscaped within 100 days of occupancy. Oleander and other hedges must be trimmed to 6 ft max (lower if in front yard). Trash receptacles must be hidden and not set out more than 12 hours before pickup.
- Vehicles, parking & storage: No vehicle, trailer, camper, RV, or boat over 20 ft long may be parked/stored on any lot. Smaller ones must be screened from view of streets and neighbors. No dismantling vehicles on driveway; all parked cars must be operable. Clotheslines, equipment, and storage piles must be hidden by fencing or planting.
- Signs & antennas: Only one 'For Rent' or 'For Sale' sign (max 15x25 inches) is allowed. No billboards, advertising signs, or other unsightly objects. TV/radio antennas must be concealed in the attic or otherwise hidden from view.
- Nuisances & general conduct: No noxious, odorous, noisy, or offensive activities; nothing that becomes an annoyance or endangers health. Rubbish must be regularly removed. No temporary dwellings, trailers, or tents except sales/construction offices during development.
