What Mulberry Gardens's governing documents say
Mulberry Gardens is a 43-unit condominium community in Phoenix, AZ — you own your individual unit and an undivided fractional interest in the common elements. The association maintains the shared structures and grounds, funded by monthly assessments and special assessments approved by the board. These rules bind all unit owners, occupants, and their guests.
- Leasing & rentals: Leases must be for at least 30 days — no transient or hotel rentals. You may only lease your entire unit (not a room), and all leases must be in writing and subject to the governing documents.
- Pets: Commonly accepted household pets (dogs, cats, birds, fish) are allowed only in limited numbers and must not become a nuisance. Breeding is prohibited.
- Assessments & fees: Monthly assessments are $150 for one-bedroom units and $160 for two-bedroom units, subject to adjustment by the board. Special assessments may be levied for capital improvements, enforcement costs, or owner-caused damage.
- What you own & maintain: You own the interior of your unit, including HVAC, appliances, and interior finishes. The association maintains the common elements and structural components (exterior walls, floor/ceiling slabs, plumbing/wiring serving multiple units).
- Parking & vehicles: Each unit is entitled to at least one assigned parking space, determined by the board. No storage of boats, trailers, or inoperable vehicles; major vehicle repairs are prohibited.
- Architectural review: Any exterior alterations, including awnings, fences, antennas, landscaping, or changes visible from outside, require prior written board approval. Structural changes inside also need approval.
- Use restrictions: Units are for residential use only — no businesses except home offices. Nuisances, open fires, and outside lighting or signs are restricted. All occupants must follow board-adopted rules.
