Sunset Cove is a condominium community in Komatke, AZ — you own your unit and share common elements, which the association maintains. This document is a set of rules and standards that supplement the governing documents, covering specific responsibilities and restrictions for owners, lessees, and occupants.
- Water turn-off for unoccupied units: If you leave your unit unoccupied for more than 7 consecutive days, you must turn off the main water valve. You are liable for any damage caused by water leaks if you fail to do so.
- Pets: Maximum two dogs per unit, plus up to two cats, fish in tanks, and birds in cages. All dogs (including service/emotional support) must be registered, leashed outside, and waste removed. Dogs are not allowed in the pool area or on certain grassy areas. Outdoor animals like reptiles, farm animals, and fowl are prohibited.
- Parking: Driveway parking allowed only if garage is full (2 vehicles for 2-car garage, 1 for 1-car garage) or vehicle won't fit. No motorcycles, trailers, campers, RVs, boats on driveways. Street parking allowed daytime only; overnight street parking prohibited. Parking passes for up to 3 days available at security. Repeat violations may result in vehicle immobilization with a $60 release fee.
- Flooring in second-story units: Hardwood, tile, or similar hard flooring requires approved noise-deadening underlayment. Kitchens/bathrooms may use ceramic, porcelain, wood composites with underlayment; living rooms/bedrooms may use luxury plank but not ceramic/porcelain tile. Existing non-compliant flooring is grandfathered but must add underlayment if 50% or more is replaced. Non-compliance may require carpet or additional soundproofing.
- Patio and courtyard landscaping: Remodels require approval from the Master Architectural Committee (MAC) and Sunset Cove Board. Large statues, water features, misters, hot tubs, firepits, and open-flame devices are not permitted. Grills must be in good condition and used in open areas away from walls.
- Sun control devices: Awnings, sunscreens, shades, umbrellas, and rolling shutters require prior approval. Fabric must be Sunbrella Cadet Grey #6030 for awnings/shades; frames must match. Fixed screens must be bronze anodized; retractable screens dark bronze. Umbrellas should be neutral colors, no graphics. All hardware must be concealed.
- Second-story deck/balcony maintenance: Membrane surface is standard. Homeowner is responsible for monitoring, repairs, and replacement of membrane and any tile/stone. GRCA Maintenance handles caulking and sanding of membrane edges. Leaks causing damage to the unit below are the homeowner's responsibility. Regular cleaning and drain maintenance recommended.
- Remodeling and construction work: All remodeling requires MAC and Sunset Cove Board approval; starting without approval results in a $450 fine. Contractors must be Arizona licensed/registered. Structural work requires an engineer's report. Work must be confined to courtyard or garage; dumpsters/pods/port-a-potties need advance approval and must be shielded.
