Rancho Grande Dos is a standard single-family subdivision in Laveen, AZ, governed by recorded covenants, conditions, and restrictions (CC&Rs). These rules apply to all lot owners, their heirs, and successors, and cover land use, building standards, livestock, water rights, and property maintenance. Two lots are reserved for commercial use; the rest are limited to single-family residential.
- Land use & zoning: Most lots (1–23, 26–46) are restricted to single-family residential use. Lots 24 and 25 are reserved for commercial zoning and use, subject to county approval. No business may be conducted from residential lots.
- Architectural review: All exterior improvements, alterations, and new structures require prior written approval from an Architectural Committee (appointed initially by the developer, later elected by lot owners). The committee must approve or deny within 30 days; if no action, approval is not required if the design harmonizes with existing buildings.
- Building requirements: Minimum ground floor living area is 800 square feet (excluding open roof areas, carports, garages). Maximum height is 2 stories or 30 feet. Front setback is at least 30 feet. No structure may be placed in utility, irrigation, or drainage easements. Construction must be completed within 12 months.
- Livestock & animals: Horses, poultry, and livestock (except goats and pigs) are allowed for the owner's use, but must be kept at least 80 feet from any building used for human habitation unless the occupant consents in writing. Pens, stables, and corrals must be at least 100 feet from the front property line and maintained to avoid nuisances. Dogs and cats are allowed in reasonable numbers, must be leashed or fenced.
- Leasing & rentals: An entire residential lot and its improvements may be rented or leased only to a single family. Leases for less than the whole lot or to multiple families are not allowed. No short-term rentals are permitted.
- Water rights & irrigation: Each lot has appurtenant water rights from the Peninsula-Horowitz Irrigation Company. Owners must maintain irrigation ditches on their property and keep the lot surrounded by a berm to retain irrigation water. The irrigation company may levy assessments and place a lien for unpaid charges. Domestic water is provided by Peninsula Water Company; no private wells or independent water systems are allowed.
- Maintenance & liens: Owners must maintain their lots and improvements in a satisfactory manner. If an owner fails to maintain the property (including weed control and irrigation ditches), the Architectural Committee may enter, make repairs, and charge the owner. Unpaid charges become a lien on the lot, foreclosable under Arizona law.
- Term & amendments: These covenants were initially effective until December 31, 2000, and automatically renew for successive 10-year periods unless amended or revoked by a written instrument signed by owners of at least three-fourths of the lots, recorded within 90 days before expiration.
