This declaration sets the covenants, conditions, and restrictions for the subdivision, covering architectural control, use restrictions, assessments, and maintenance obligations.
- Architectural review: Most exterior changes visible from neighboring property require prior written approval from the Architectural Review Committee (ARC). Exceptions include in-ground pools and swing sets (≤8 ft) in rear yards, but they must still comply with Design Guidelines. ARC can charge a fee and may require a bond. Disapproval is deemed if no response within 30 days.
- Leasing & rentals: Leases must be in writing for a term of at least 30 days. Before occupancy, the owner must provide the association with lessee names and owner contact info. Leases must state they are subject to the governing documents.
