Casitas Bonitas is a single-family residential subdivision of 136 lots in Litchfield Park, AZ, governed by a Declaration of Restrictions recorded in 1972. These covenants run with the land and apply to all lot owners, with no homeowners association or common areas. The rules limit land use to single-family homes, set minimum sizes and setbacks, ban businesses and multi-family uses, and restrict livestock.
- Residential use only: All lots are designated residential. No business or commercial use is allowed, and no hotel, duplex, apartment, hospital, or sanitarium may be built or operated.
- Single-family dwellings: Only one single-family dwelling per lot. Temporary structures, trailers, tents, shacks, or moved houses from outside are prohibited, but prefabricated or manufactured homes are permitted.
- Minimum dwelling size: The ground floor area must be at least 800 square feet for conventional homes, or 600 square feet for prefabricated/manufactured homes, exclusive of open porches, pergolas, and attached garages.
- Setbacks & easements: Buildings must be at least 20 feet from front property lines, 10 feet from side street lines, and 7 feet from interior side lines. No structures may intrude into recorded utility easements.
- Animals: No livestock or poultry may be kept, but a reasonable number of household pets is allowed.
- Nuisance & appearance: No billboards, unsightly objects, noxious or offensive activities, or anything that becomes an annoyance or nuisance to the neighborhood.
- Lot subdivision & conveyances: Lots may not be subdivided into smaller parcels. Adjoining lots under common ownership may be treated as one lot for these restrictions.
- Duration & amendments: The restrictions run with the land until January 1, 2002, and automatically renew for successive 10-year periods unless a majority of owners vote to change them.
