What Luke Ranch Estates's governing documents say
Luke Ranch Estates is a single-family home HOA community in Glendale (Litchfield Park area), AZ. You own your lot and home, and the association maintains common landscaping, drainage, lighting, and a parksite. All owners share an undivided interest in the common areas and must pay assessments to the association.
- Architectural review: All exterior improvements, alterations, landscaping, and color changes require prior written approval from the association. No work may begin without approval, and approved plans cannot be changed without further approval.
- Pets: Only common household pets are allowed — no livestock or poultry. Pets must not create a nuisance, and any pet structure must not be visible from neighboring property. The board can decide if a pet is acceptable.
- Leasing & rentals: A lot may be rented only as a whole to a single family. No further subdivision or separate leasing of portions is allowed without board approval. All leasing must comply with the declaration.
- Parking & vehicles: No trucks over one ton, campers, boats, or trailers may be parked so as to be visible from neighboring property, except for temporary 48-hour periods. Inoperable vehicles are prohibited. Parking is limited to garages, driveways, and designated areas.
- Maintenance & landscaping: Owners must install landscaping within 90 days of acquiring title and keep lawns, shrubs, and trees trimmed and free of weeds. The association maintains common areas. If an owner fails to maintain their lot, the association may step in and charge the owner.
- Signs: No signs visible from neighboring property except: (1) up to two small identification signs (72 sq in each), (2) signs required by legal proceedings, (3) signs approved in writing by the association, and (4) builder signs approved by the developer.
- Assessments & fees: Annual assessments are set by the board and can change. Special assessments require a 2/3 board vote. Delinquent assessments accrue 12% interest and create a lien on the lot. A $250 transfer fee is due upon each lot sale. A $100 reserve contribution may also be required.
- Variances: The board may grant variances from the declaration's restrictions if an owner shows unreasonable hardship or changed circumstances and the variance does not adversely affect other owners. The owner bears the burden of proof.
