Black Hawk Ranch is a single-family residential HOA in Mammoth, AZ, with large lots—minimum 2.75 acres per parcel. These CC&Rs apply to all lot owners, governing what you can build, how you use the land, and what animals you can keep, with strong emphasis on preserving the natural desert environment.
- Lot size & dwellings: Minimum lot size is 2.75 acres. Only one primary dwelling per lot, site-built, at least 2,000 sq ft living area, single story, no taller than 22 ft. Manufactured homes, mobile homes, modular homes, and trailers are prohibited except as temporary housing (up to 18 months) during construction of a site-built home.
- Architectural review: All structures, improvements, landscaping, fencing, and any digging must be approved by the Architectural Control Committee before starting. Plans and permits must be submitted. Pinal County permits may also be required.
- Animals: No more than 4 dogs per parcel. Horses are allowed per county zoning. Other small household pets (cats, caged birds, rodents, fish) are permitted. Noisy animals, commercial livestock, and apiaries are prohibited. Animals must be confined by fences and not run free.
- Conservation & native vegetation: Removal of saguaro cactus and trees over 4" diameter (measured 1 ft above ground) is prohibited unless necessary for construction, and then must be replanted. Clearing of native vegetation is limited to 25% of the parcel (excluding road easements). Replanting may be required. Only desert-native plants are allowed for landscaping, except ornamental flowers or food plants within cleared areas.
- Parking & vehicles: Operative or non-operative vehicles, trailers, motor homes, and boats must be stored substantially hidden from view (enclosed building, fence, or vegetation). Off-road vehicles cannot be operated repetitively (racing, circular) and may only use roads for ingress/egress.
- Assessments & duration: The HOA can levy regular, special, reconstruction, and capital improvement assessments. The CC&Rs run until the end of 2038 and automatically extend in 10-year periods unless 75% of owners vote to terminate. Modification requires recorded agreement of at least 75% of owners, but while the Declarant holds interest, only the Declarant can modify.
