What Circle G Superstition Ranch and Superstition Meadows's governing documents say
This is a 1993 amendment to the governing documents for Circle G Superstition Ranch and Superstition Meadows, two adjacent single-family subdivisions in Mesa, AZ. It modifies specific rules on residential use, architectural review, and assessments, and includes special allowances for church construction on certain lots. The full rules also include the original Declaration and other recorded documents.
- Residential use & church lots: Lots are single-family residential, with no more than one residence plus incidental accessory buildings. Lots 1-6 in Superstition Ranch may alternatively be used for religious purposes (including church construction), but if used residentially, all standard restrictions apply.
- Architectural review: No single-family residence, garage, guest house, shed, fence, church, or other structure may be built without prior approval of design, location, and materials by the Architectural Control Committee, as outlined in Part 5 of the Declaration.
- Assessment caps & rates: The maximum annual assessment is $300 per membership. Annual and special assessments for capital improvements must be at a uniform rate for all lots, but developers pay only 25% of the uniform rate for their undeveloped or unsold lots, and the owner of the consolidated church lots (Lots 1-6) pays 40%.
- What this document doesn't cover: This is only an amendment. It does not include the full set of rules on topics like pets, leasing, parking, noise, maintenance obligations, or age restrictions.
