It is NOT a set of community governing documents (CC&Rs) — it only creates obligations between the specific seller and buyer named, with no community-wide rules or HOA provisions.
- What the document covers: It is a purchase agreement for the sale of Lot 142 from Marius Jensen and Zella R. Jensen to Donald D. Pershing and Marilyn Pershing, with a total price of $10,427.92, paid partly by assumption of an existing mortgage ($5,427.92), a cash down payment, and a seller-financed note with semi-annual installments at 6% interest.
- Payment & financing: The buyer pays $5,427.92 by assuming an existing mortgage to Allied Building Credits, Inc. (recorded in Docket 651, page 313), $300 via unsecured note, and $6,700 to the sellers via Transamerica Title Insurance Company — $3,700 in cash at signing and $3,000 in semi-annual installments of $351.72 or more starting November 10, 1968, with 6% annual interest.
- Buyer's obligations (taxes, insurance, maintenance): Buyer must pay all property taxes, improvement liens, and irrigation water assessments.
