This document is the official Condominium Declaration that creates the condominium and sets the basic rulebook for unit owners, lessees, and occupants.
- Permitted uses: All units must be used exclusively as commercial offices or offices for professional services (e.g., medical, dental, law, architecture, accounting, insurance) that are allowed under City of Mesa zoning without a special use permit or variance.
- What you own & maintain: You own the interior of your unit (within defined walls, floor, and ceiling). You are responsible for maintaining your unit, its windows/doors, and any limited common elements serving only your unit (like HVAC or utility fixtures). You must also install insulation in party walls to limit noise.
- Leasing & rentals: Leases must be in writing, include a clause that the lease is subject to the declaration and rules, and you must provide the association with lease dates, lessee names, and a contact person at least 10 days before the lease starts. You remain liable for any rule violations by your tenants.
- Architectural review: You need prior written board approval for any alteration visible from the building exterior, any structural changes inside your unit (with an engineer's certification), and any changes to common elements or perimeter walls. The board can require plans, builder's risk insurance, and a security deposit.
- Signs: No signs are allowed on the building exterior or visible from outside without board approval. The board may permit identification signs meeting its criteria, and may also grant licenses for panels on monument signs.
- Parking & vehicles: Park only in designated parking spaces. No inoperable vehicles, recreational vehicles, boats, or trailers may be stored on the property. Vehicle repairs (except emergencies) are prohibited. The board can tow violators at the owner's expense.
- Animals & nuisances: No animals are allowed except fish in aquariums and service animals for people with disabilities. No nuisance activities or offensive conduct are permitted, and no exterior speakers or sound devices may be used without board approval.
- Antennas & window coverings: Outdoor antennas and satellite dishes are prohibited unless approved in writing by the board. Window coverings visible from outside must be neutral-colored blinds complying with the board standard; reflective materials are banned.
