Ironwood Manor is a single-family home subdivision in Mesa, AZ. These covenants apply to all lot owners and residents, setting rules for residential use, building standards, and property maintenance. The document does not create a homeowners association with dues or shared amenities.
- Property type & use: Lots are for single-family residential use only. No commercial activities, multi-family dwellings, temporary structures, trailers, or outbuildings are allowed.
- Building size & design: All residences must have at least 1,800 square feet of livable area (excluding porches, garages, etc.). An exception to 1,600 square feet may be granted if it does not depart from the general building scheme. Construction must be new; no moving buildings from elsewhere. Roof-top refrigeration systems are prohibited.
- Architectural approval: Before starting construction, you must submit plans (design, plot, floor plan, elevations, materials, fence/wall locations) to the declarant or a homeowners' committee for approval. Approval is deemed given if no decision within 30 days.
- Vehicles & parking: Recreational vehicles may not be parked on front yards; they may be temporarily parked in rear yards. Inoperable or under-repair vehicles must be kept inside an enclosed garage or structure.
- Fencing: Within two months of completing a dwelling, you must build a solid block fence at least 6 feet high along the back portion of the lot, connecting to the house on both sides. Chain-link fencing is only allowed around pools in the rear. All fences require prior approval.
- Pets & livestock: No livestock, horses, cattle, pigs, goats, sheep, chickens, pigeons, fowls, rabbits, or poultry may be kept. Household pets are not addressed beyond excluding kennels.
- Signs: One 'For Rent' or 'For Sale' sign per lot is allowed. No other advertising signs, billboards, or unsightly objects.
- Duration & amendments: These restrictions run with the land until January 1, 2000, and then automatically extend for successive 10-year periods. They can be amended by written consent of owners of 75% of the lots, recorded in Maricopa County.
