- Use restrictions: Units are for single-family residential use only. No commercial, professional, or trade activities are allowed, though you may keep a personal library or handle business calls from your unit.

- Assessments: Common expense assessments are set by the board and allocated equally among units (33.3333% each for the three units). Special assessments require approval from two-thirds of voting unit owners. Assessments are secured by a lien, and unpaid amounts accrue interest and late fees.
