The association maintains the common areas and sets rules for use, pets, parking, and exterior changes. This declaration governs unit owners and their tenants.
- What you own & maintain: You own your unit's interior; the association maintains all common elements. Limited common elements (e.g., patios, balconies, utility meters serving only your unit) are your responsibility to maintain, except for structural parts.
- Pets: Only one household pet (dog or cat) under 20 pounds allowed per unit, and only unit owners may keep a pet — tenants and guests cannot bring animals. Pets must be leashed (max 6 feet) when outside, and droppings must be removed immediately. No pet structures visible from outside.
- Leasing & rentals: You may rent your entire unit (no partial leases). Leases must be in writing and subject to the condominium documents. You must notify the association of lease start/end dates and occupant names. No minimum lease term is specified in this document.
