Sunflower Heights Villas is a 4-unit condominium community in Fountain Hills, AZ — you own your individual unit (apartment, patio, and garage) and share an undivided interest in the common elements, which the Association maintains. The community is governed by a homeowners association with voting rights based on unit ownership.
- What you own & maintain: Each unit includes an apartment, patio, and garage. You are responsible for interior maintenance, repairs, and replacements (e.g., HVAC, appliances, interior surfaces, windows/doors). The Association maintains and insures the common elements (e.g., roofs, exterior walls, landscaping, parking areas).
- Assessments & fees: Regular assessments are levied per unit, initially capped at $200/year plus insurance costs, with annual increases tied to Consumer Price Index or 5% (whichever greater).
